When owners choose Investors Gurukul to manage their rental property they need to know that we have well developed systems to do the job right. We have categorized our management system into three areas; Fund Management, Tenant Management and Property Management. Below is a very brief overview of some of these services.

How We Manage Your Funds

  • All funds (from all parties) go into registered bank account, which can be audited by at any time by authorized parties.
  • Establish and Maintain Owner’s Rent Account ( If owner agrees )
  • Electronic Owner Disbursements (and Cash Flow Statements) to all owners on the 10th
  • Year End Cash Flow Statements for tax preparation
  • Well established rent collection policy

How We Manage Your Tenant

  • Our primary job is Enforcing the Terms of the Lease
  • Collect Rent (E-check, Personal Check)
  • Handle bounced checks
  • Assess and collect late fees
  • Managing eviction process
  • Managing safety issues
  • Handle move-out inspections and disputes over security deposits

How We Manage the Property

  • Manage Normal Maintenance Issues

Management Fee Structure & Guarantee

Fee Schedule (percentages are of the monthly rental amount)

  • 8% if the rent is under Rs 20000 (Minimum management fee is Rs. 1000).
  • 7% if the rent is above Rs 20000.
  • 6% if the rent is between Rs 30000.
  • 5% if the rent is between Rs 40000.
  • 4% on any rent over Rs 50000.

Guarantees

  • 100 % Money Back Guarantee: Within the first 90 days of our relationship an owner can withdraw their home from Investors Gurukul with 100% of the management fees.

Renewal Services

Your biggest expenses will take place during vacancies with rehab costs, lawn care, Painting, Plumbing etc, and no rent coming in. Our team is motivated to keep a tenant there when there is a renewal unless he is moving out of station or to his own house.

How We Renew Your Tenant

  • When the tenant renews, there is a 10% rent increase
  • Recommend ways to keep the tenant in the property
  • Handle Negotiations between tenant and owner (if needed)
  • Provide an up-to-date rental market analysis (if needed)
  • Defined as any initial lease term signed more than 11months.
  • Fee equal to Quarter of a month’s rent paid in the 12th month
  • Defined as renewing an existing tenant past their initial lease term for another 11 month period
  • Fee equal to Quarter of a month’s rent for a 11-month extension paid on the renewal date
  • Prorated for a shorter or longer extension

Extended Lease Fee

  • Defined as any initial lease term signed more than 11months.
  • Fee equal to Quarter of a month’s rent paid in the 12th month

Renewal Fee

  • Defined as renewing an existing tenant past their initial lease term for another 11 month period
  • Fee equal to Quarter of a month’s rent for a 11-month extension paid on the renewal date
  • Prorated for a shorter or longer extension
